Most Grand Strand homeowners underclean their driveways, and then overcorrect the year they finally notice. The sweet spot for driveway cleaning in our climate is once a year, usually in spring — but there are exceptions on both ends, and knowing them can save you money and extend the life of the concrete.
The humid subtropical climate along the Myrtle Beach coast is essentially a greenhouse for algae and mildew. Warm, wet, shaded concrete is the perfect substrate. If your driveway has any tree cover, any shade from the house, or any area that stays damp for more than a day after rain, it's growing biological material continuously. You just don't notice because the color change is gradual.
The visible signs that it's time to clean are straightforward. Green or black discoloration in the shaded sections. Rust rings from lawn furniture, planters, or irrigation. Oil spots in the parking area that are starting to spread. A general dullness across the whole slab that makes the concrete look gray instead of light tan. If you're seeing any two of these, you're overdue.
The less-visible signs matter more for long-term concrete health. Biological growth isn't just cosmetic — algae produces acids that slowly etch the surface and open micro-fissures for water to penetrate. Once water gets into the concrete, freeze cycles (even mild ones in our climate) widen the cracks. A yearly cleaning stops that progression in its tracks. A cleaning every three to five years is often too late to reverse the staining without more aggressive chemistry.
Our recommendation for most Grand Strand driveways: one professional cleaning per year, either in early spring (March–April) before the heat sets in, or mid-fall (September–October) after the summer biological bloom. A surface-cleaner pass at 3,000+ PSI followed by a hot-water rinse gets the entire slab back to the color it was the day it was poured, and the whole job usually takes 45–90 minutes.
